For a property manager or an HOA board, trees are a liability line item as much as a landscaping one. If a limb fails over a parking space or a walkway, the first question anybody asks is whether the association knew the tree was defective and what it did about it. Having a documented inspection history is the difference between a manageable claim and a difficult one.

We work on annual contracts built from a full property inventory. Every tree is located, measured, condition-rated and entered into a schedule, so instead of reacting to whatever falls, the board has a multi-year plan it can actually budget against.

Practically, we also work around your residents and tenants. That means early starts before the school run where noise matters, staged closures that keep parking usable, notices distributed in advance, and crews who understand that they are working in somebody home rather than on a job site.

What shapes the work

Nobody can scope this accurately over the phone, and any company that tries is guessing. These are the five things an arborist is actually assessing when they walk your property.

Tree count and size
The inventory drives everything. A 60-tree condominium and a 900-tree master planned community are completely different contracts.
Target density
Trees over parking, playgrounds, pool decks and walkways need more frequent inspection than trees in an open green belt.
Species mix
Fast-growing species and known problem species need shorter cycles than a property planted mainly with mature live oaks.
Access constraints
Structured parking, narrow drives and gated access all slow crews down and shape how the annual schedule is built.
Service level
An inspection-only contract is a much lighter commitment than a full maintenance contract with guaranteed storm response windows.

How does an HOA tree contract work?

We start with a full inventory of the property, then build a multi-year maintenance plan from it and set that against a fixed annual scope. That gives the board something predictable to reserve against instead of a run of unbudgeted invoices arriving whenever something fails. Most contracts run one to three years, and the inventory carries straight over into the maintenance plan if you proceed.

Why does an association need a tree inventory?

Two reasons. Operationally it turns tree care from reactive to planned, which almost always means less total work over a five-year horizon. Legally, a documented inspection and maintenance record is the strongest evidence an association has that it exercised reasonable care, which matters enormously if a tree fails and injures somebody.

Do you carry insurance suitable for commercial contracts?

Ask any contractor bidding for association work for a certificate of insurance issued directly by their insurer, naming general liability and workers compensation, with your association or ownership entity added as an additional insured. Ask for it to be kept current for the life of the contract, and ask for it in writing. It is the single cheapest piece of due diligence a board can do.

Can you work around residents and business hours?

Yes, and it is usually essential. We schedule around quiet hours, school runs, community events and retail trading hours, distribute advance notices, and stage parking closures so only a section is affected at a time. For commercial sites we regularly work early mornings or weekends to avoid disrupting trade.

What happens after a major storm?

Contract properties are prioritised ahead of one-off calls, which after a regional storm event is the main practical benefit of holding a contract. We assess the property, clear access and hazards first, provide the board with a documented damage report for insurance, and schedule the remaining cleanup.
